Location Research

We regularly conduct detailed research on the 334 SA3 regions across Australia.  

This structure allows for:

  • Detailed analysis of Specialist Disability Accommodation (SDA) demand and supply by NDIS participants at a regional level.  
  • Matching of this data to specific towns and cities, with a range 30,000 to 130,000 people 
  • Recommendations to our clients based on their individual requirements.

Site Selection & Feasibility Analysis

  • Identification of suitable land based on zoning, SDA demand and proximity to services
  • Due diligence including flood/fire zoning, access to utilities and planning overlays
  • Financial feasibility modelling and rental yield forecasts
  • SA3 demand mapping and NDIS data analysis

SDA Design & Compliance

  •  Collaboration with SDA accredited architects and consultants
  • Design development to meet NDIS Design Standards
  • Ensuring NCC/BCA compliance and working toward Class 1a approvals
  • Fire safety and assistive technology planning ( sprinklers, hoists, backup power)

Planning & Certification Management

  •  Preparation and lodgement of Development Applications (DA)
  • Coordination with town planners, private certifiers, SDA assessors
  • Overseeing construction certificate (CC) approvals and SDA pre-certification

Construction Management

  • Tender process with SDA-experienced builders
  • Project scheduling and site inspections at key milestones
  • Progress claim validation and quality assurance
  • Regular reporting to investors and stakeholders

SDA Registration & Final Certification

  • Engagement of accredited SDA Assessors for final certification
  • Lodgement of SDA dwellings on the NDIS Portal
  • Obtaining Occupation Certificate (OC) and fire compliance documentation

Participant Engagement & Tenancy Planning

  • Sourcing SDA-eligible NDIS participants through provider networks
  • Marketing support materials for SIL providers and support coordinators
  • Coordination of participant suitability assessments and matching
  • Lease negotiation and support with tenancy agreements

Property & Compliance Handover

  • Full property and warranty documentation provided
  • Handover report and tenant readiness assessment

Ongoing Asset & Property Management

  • Tenancy management in line with SDA Rules and Residential Tenancy Acts
  • Annual compliance checks and maintenance coordination
  • Rent collection, reporting and liaison with participants and carers

Additional services

We also have close relationships with:

  • Mortgage Brokers: Who can usually organise funding on loan to valuation ratios of 70%
